Purpose:
Coordinator , State and Sales Compliance - Coordinator , State and Sales Compliance primary responsibility is submission and maintenance of different types of licensing required for Bluegreen to conduct the various business activities and other Legal Compliance programs. Assist with the submission and maintenance of timeshare filings required for Bluegreen.

Responsibilities:
  • Assist with regulatory examination and various audit requests, including requesting and preparing materials, arranging logistics, coordinating meetings, facilitating communication; and assisting in the development of responses.
  • Work with Legal Counsel to read and analyze timeshare law, rules and forms.
  • Work with various departments and contacts to compile information and documentation necessary to register timeshare projects with various state agencies
  • Maintain regulatory matrices and files based on state and federal regulations.
  • Complete special projects as assigned.
  • Maintain archive of state filings and master file registration exhibits.
  • Order Public Offering Statements for sales sites.
  • Demonstrate sound business and professional ethics.
  • Work to obtain and maintain company licensure with numerous states regulatory entities.
  • Provide solution-oriented compliance support to assist business partners reach their goals while meeting compliance requirements.
  • Develop and maintain strong working relationships with business partners and internal stakeholders
  • Support multiple projects concurrently without negatively affecting deadline commitments.
  • Manage all project timelines, milestones, dependencies, and deliverables using appropriate tools.
  • Support regulatory duties through ongoing document administration, ensuring all regulatory documents, decisions, communication, statements and authorizations are maintained and organized in an appropriate format accessible to all necessary participants and in compliance.
  • Strong interpersonal skills and the ability to resolve conflicting interests and obtain cooperation.
  • Outstanding communication skills, both written and verbal.
  • Strong attention to detail and accuracy.
  • Able to organize and prioritize tasks.
  • Intermediate to advanced level of proficiency in MS Outlook, Word, and Excel.
Requirements:
  • Minimum two years of college.
  • Two or more years of experience with document generation software systems, preferably in the area of real estate or consumer transactions.
  • Federal, state, and local laws and regulations involving timeshare sales. Preparation/assembly/proofreading of legal documentation. Familiarity/working knowledge with consumer sales documents. Quality service fundamentals, MS Office, Outlook, Excel and Internet Explorer, companys intranet system and corporate policies and procedures. The successful candidate should have advanced MS Word skills including creation of redline/blackline documents and using mail merge, switch formatting and calculations to pull in merge fields from a SQL database data source. Knowledge and/or use of SQL Server Management Studio is helpful to check database data against data source outputs. Familiarity with SPI or similar document environment is preferred.
  • Detail-oriented with strong analytical and problem-solving skills. Strong ability to multi-task, think strategically and analyze information timely and accurately. Strong inter-personal and written communication skills. Ability to deal effectively with all levels within the organization.
